Metal Roof Restoration For A North Carolina Manufacturing Facility
Issue:
The metal roof system of this 85,000 sq. ft. plant included 95 skylights that had deteriorated over time, resulting in numerous leaks. The roof system was in dire need of either a complete restoration or roof replacement project.
Solution:
The building’s management team, with the assistance of an approved ALDOCOAT contractor, determined that the building’s metal roof panels could be restored and the skylights replaced. The solution specified would extend the life of the roof by at least 10 years. Additionally, it would provide substantial cost savings compared to roof replacement in addition to the ongoing energy cost savings to be realized by installing a reflective roof coating.
The project began with replacement of all 95 skylights followed by cleaning and preparation of the existing roof panels. One coat of ALDOCOAT 374 white was then applied to the panels and ALDOSEAL 750 was applied as a sealant to all areas around the skylights.
Results:
The owner realized a long term solution with new skylights and no leaks. The coating and sealant solution employed was less than 30% of the cost of complete roof replacement. The restoration project was completed well within budget, on schedule and without business interruption. Additionally, the owner and facility will realize reduced energy costs given the reflectivity of the bright white coating and the resulting reduced roof temperatures and heat transmitted into the building.
