Hotel EPDM Membrane Restoration
Issue
A luxury New Jersey business hotel and conference center had roof leaks because of an aging EPDM button-style membrane. The leaks had progressed, and future business was threatened unless a solution was readily found. A business interruption would have an adverse effect on the property’s cash flow given the hotel’s location, scale of operations, and business clientele. The roof membrane had aged and was out of warranty. Still the structure was sound for this roof which has surface area exceeding 30,000 square feet.
Solution:
Solution: ALDOCOAT 384, a single-component, aluminum silver, moisture cure polyurethane coating was specified for application after thorough cleaning of all surfaces. All leaks were then addressed utilizing ALDOSEAL 385, a polyurethane sealant, and ALDOFABRIC 272, and imbedding fabric around the bases of roof top HVAC units. A polyurethane coating was then spray applied in two coats, with a day allowed for curing of the base coat before proceeding to the topcoat.
Results:
The roof restoration was completed with no business interruption, and the hotel remained fully operational and booked during the restoration process. The hotel roof’s new ALDOCOAT 384 reflective surface resolved all leaks and lowered the energy costs of the building. The hotel owner received an Aldo Products Company, Inc. ten-year manufacturer’s warranty against leaks that has allowed the hotel to defer the cost and business interruption of roof replacement for at least another decade.
