Restaurant Roof Restoration
Issue:
The operator of this high revenue food outlet was facing a dilemma. The facility’s black EPDM membrane was leaking and perhaps approaching the end of its service life. The disruption to his business that a roof tear off would cause was unacceptable. He had to seek another solution. Fortunately for him, the contractor he called was an Approved Applicator for all ALDOCOAT Roof Coating Systems.
Solution:
The tested and proven solution was a complete restoration of the EPDM membrane with ALDOCOAT 384 Polyurethane Aluminum.
The contractor’s complete evaluation of the existing roof determined the membrane had sufficient integrity and service life remaining to be eligible for a coating system. There were no serious splitting and openings of the seams; and the membrane had not shrunk so as to create issues where it was flashed up the parapet wall. The contractor started by clearly identifying all the leak areas prior to washing the entire roof surface. Caution was exercised so no damage was done to the membrane itself, and no excess water was forced into the building during the pressure washing stage of the project.
After cleaning, ALDOSEAL 385 Sealant was used to seal the leak areas and seal all roof penetrations. Special attention was paid to the rooftop HVAC units. Since ALDOCOAT 384 Polyurethane has such excellent adhesion directly to virtually any surface, no primer was needed whatsoever. Eliminating this step saves the owner money and allows the contractor to complete the project faster than he would otherwise. Following the sealant, a base coat of ALDOCOAT 384 Polyurethane was applied at a rate of 1.25 gallons per 100 square feet. After 24 hours cure time, the crew can return and apply the top coat at the same coverage rate.
Results:
The finished look, silver aluminum in color, will give the appearance of a new roof system completely. The owner of this restaurant not only solved his leak issues but is sure to save on his energy costs by eliminating his heat absorbing black roof surface.
