TPO Membrane Roof Restoration of Manufacturing Facility
Issue:
This manufacturing facility had a 150,000 square foot two-level roof system. Both the upper level TPO system and the lower level smooth built-up, asphalt-based roof had deteriorated and were leaking in many places thus requiring extensive annual maintenance.
Solution:
The roofing contractor that maintained the roof system for the manufacturer advised the owner that an elastomeric coating would be ideal for restoration of the roof. In addition to resolving the leaks, the elastomeric coating would provide sustainability and economic advantages compared to roof replacement. The project solution included a base coat application of ALDOCOAT 384 and a topcoat application of ALDOCOAT 395, a reflective, silicone-based coating with high durability. The system employed featuring ALDOCOAT 395 is a CRRC rated, a Miami Dade and Florida Building Code approved system, also noted for its solar reflectance capabilities.
Results:
The restoration solution addressed all building leaks and provided an application that will extend the life of the roof for at least 10 years. The reflective silicone coating will provide ongoing savings in terms of energy costs and a solution that is economically beneficial and sustainable, eliminating the tear off waste associated with a roof replacement project.
