Severe Temperature Changes, Thermal Shock and Roof Systems
As we enter the early weeks of spring, there can be many instances in which ambient temperatures rise more than 30 – 40 degrees in the course of a few hours due to changing seasonal factors and warmer rays from the sun. These dramatic temperature changes can be very stressful to roof systems, including membrane and metal roofs, causing leaks to occur as the roof expands and contracts.
Aging metal and older membrane roofs are particularly susceptible to the dynamics of thermal shock or thermal cycling. In the case of metal roofs, thermal shock causes movement of the metal panel, opening up seams over time. In addition, the neoprene fastener washers may simply disintegrate as they age; also creating leaks at key penetration points. It is very common for facility managers and building contractors to report increases in roof leaks in early spring months.
Elastomeric coatings can effectively remedy roof systems damaged by thermal shock
Elastomeric roof coatings have proven to be effective remedies to the issues of thermal shock and leaks created by roof expansion and contraction. Their elasticity is an inherent benefit, and the long-term performance of these coatings has been verified by several third-party experts including FM Global, ASTM, CRRC, and ENERGY STAR®. Additional benefit is provided by the application of reflective “cool roof” coatings. These coatings have demonstrated their ability to reduce peak roof surface temperatures from a range of 160 -180° to a range of 90 – 100°, a reduction of more than 40% in heat and a marked reduction in the stress on the roof system. The roof is the most vulnerable part of any commercial facility. It takes a beating from the elements, both day and night, without protection. Its job is to protect everything else: the building contents, employees and patrons. An in-tact roof is essential to the...
