Why you should consider roof restoration over replacement.

Every roof suffers wear and tear from the elements. Whether it’s temperature fluctuations that cause it to expand and contract or harsh UV rays that break down materials, no roof is exempt from aging. When you start to consider roof replacement, though, take a look at restoration instead. 

Liquid rubber roof coatings, also known as Styrene Ethylene Butylene Styrene (SEBS), are the perfect alternative to replacement. They stand up to ponding water, flex with expansion and contraction, and protect roofs from corrosion.

Why restoration? 

More economical than replacement. Restoration brings your roof back to prime condition, allowing it to serve the building for another 10-15 years. That’s another 10-15 years that you don’t have to shell out the money for a replacement. 

Fast and easy to apply. Applying coatings is a simpler process than replacing a roof. It requires less of a planning period, less time for your contractor, and less hassle for you. Usually, the entire process can be completed in two days. If you schedule the work to be done over the weekend, there won’t be a semblance of disruption to employees or customers.  

Reduces cooling costs. Select coatings strongly reflect visible, infrared, and UV rays, resulting in a noticeably cooler roof temperature. But why does a cooler roof benefit you as a building owner or contractor? A cooler roof equates to reduced air conditioning cost — a massive benefit to consider. It also cuts down on the amount of deterioration that happens to the roof from being exposed to the elements and the amount of expansion and contraction that happens due to heat. How does it work? 

No primers are needed, so following surface preparation, application can begin right away. To prepare the roof, use a power washer to get rid of dirt and debris. If there’s any material peeling off or in bad condition, remove it to create a smooth surface for the liquid rubber roof coating to adhere to. For metal or single-ply roofs applying SEBS, now is the time to apply the base coat. Coatings are applied using specialty sprayers for a consistent, uniform finish. After the base coat, follow up with the coating itself. If you are not applying SEBS on a metal or single-ply roof, you can skip the base coat and start with the coating. 

For best results, plan the application for a fair-weather day. Avoid rain chances, high wind, and extreme cold or heat. Mild days between 70-90 degrees work best. If the temperature is below 40 degrees or over 110 degrees, the curing process will not be successful.
